The Stack Method (Seller Carry-Back / Morby Method)

 Unlock 100% of your purchase price on a commercial deal—no outside partners, no cash out of pocket—by layering a DSCR or commercial loan with seller financing and short-term transactional funding.

How It Works

 Secure a DSCR/Commercial Loan for 70%

  • We underwrite your property based on its Net Operating Income (NOI), not your personal income.
  • Typical terms: up to 75–80% LTV on purchase; DSCR ≥ 1.25; 3 months P&I reserves.
  • At closing, your DSCR lender wires 70% of the purchase price into escrow.

Negotiate Seller Carry-Back on 30%

  • You agree with the seller that they’ll finance 30% of the purchase price via a seller note.
  • This seller-financed note is structured with your agreed interest rate, amortization, and payment schedule.

Bridge Fund the Seller-Financed Portion

  • Title and escrow require the full 100% purchase price at close—even though 30% is seller-financed.
  • Low Barrier Lending advances the full 30% into escrow via a one-off, same-day transaction loan.
  • You never dip into your bank account; we front the seller’s share.

Close & Repay

  • Escrow disburses: 70% to the seller (from your DSCR loan) and 30% back to us.
  • Our transaction loan is repaid immediately (principal + a small fee/interest).
  • An attorney records the seller-carry note between you and the seller.

  • BORROWERS MUST HAVE A MINIMUM 680 CREDIT SCORE
